- The type of sealant required

Remedial sealant in Taynuilt, done properly
Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. We work on expansion joints, mouldy bath & shower sealant and shrunken worktop sealant, and common reasons people get in touch are decorators’ caulk around a bath or shower and worktop sealant that has shrunk and split.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
We stand behind the work with a 12-month guarantee.

The process
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out, including the tidy-up. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Mention any tricky access
- Mention any sign-in or site rules at work premises

Advice
Questions from Taynuilt
I let a flat near Taynuilt station. Can you help?
Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Is Taynuilt within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
How long does the work take?
Allow a few hours, depending on how many layers have to come out. You will know the timing when we quote.
What if the leak is not the sealant?
In that case, we tell you what we have found. A plumber or fitter may be needed before any new sealant goes on.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator.

Signs you need remedial sealant in Taynuilt
Movement tears sealant that isn’t designed for it. Flexing baths, rocking trays and building movement joints split any bead that’s too stiff or too thin.
Signs it’s time to call us include:
- Floor or wall movement joints that have failed
- A shower that leaks however often it’s resealed
- Worktop sealant that has shrunk and split
- Sealant applied over old sealant that has lifted
Homes close to Kilespikeral Old Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
Before booking anyone
- Is VAT in the price?
- What guarantee comes with the work
- Are they insured?
- How hidden problems are handled
Surface by surface
Over-sealed & botched joints
Thick, smeared sealant looks messy and hides problems. Taking it back shows what’s underneath, then reseal neatly.
Leaking trays & enclosures
A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.
Honest limits
Before you book, it’s worth knowing the limits:
- A tray or bath that’s cracked
- Failed tanking or loose tiles behind the sealant
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Bathrooms and kitchens in Taynuilt
Taynuilt is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Taynuilt station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

Why act early in Taynuilt
Repeat failures have a cause. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. In a place like Taynuilt, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Check ceilings under showers for marks
- Never fill a movement joint with mortar or grout
- Have loose fittings fixed before resealing
- Keep bleach and abrasives off the bead
Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
