About our remedial sealant in Ardchattan

Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that’s what we find, we will tell you rather than reseal something that will not fix it. We’re often asked to deal with wide, uneven beads that look worse than the old ones and products that weren’t meant for the joint, across expansion joints, shrunken worktop sealant and leaking tray & enclosure joints.

For a place like Ardchattan, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Movement from fittings that are not supported
  • Tiles that have come away from the wall
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Expansion joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints

How the job changes by surface

Movement & expansion joints

A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed.

Windows & doors

Frames resealed over the top end up with hard, layered mastic. All of it is cut out and the frame and wall cleaned before backing and resealing.

Questions from Ardchattan

Can you do remedial sealant in Ardchattan?

Yes, Ardchattan is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Will you come out to Ardchattan?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you remove old sealant without damaging the bath?

Yes. We avoid heavy scraping and use the right cleaner for each surface.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

What if the leak isn’t the sealant?

You will hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, and we will not reseal for the sake of it.

Do you guarantee remedial jobs?

Yes. Our 12-month guarantee covers the work.

How do I get a quote for remedial sealant in Ardchattan?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

How the visit works

The work is kept neat and contained to the area we are working on, so you can get on with your day. The job generally takes a few hours, depending on how many layers have to come out. Outside jobs in Ardchattan need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can

Signs you need remedial sealant in Ardchattan

Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints split any bead that is too stiff or too thin.

It’s worth asking for a quote if you see:

  • Sealant applied over old sealant that has lifted
  • Worktop sealant that has shrunk and split
  • Movement joints that have split or pulled away
  • Caulk or the wrong sealant used in a wet area

If you live in an older home near Ardchattan Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Questions to ask before you book

  • What the cure time is
  • Whether all the old sealant comes out first
  • What product goes in the joint
  • What preparation is included

Choosing a sealant specialist

What affects the cost of remedial sealant

For a quick quote, just ask. The main things that affect it are:

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • Working hours on commercial sites

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Remedial sealant around Ardchattan

Ardchattan is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Letting a property close to Connel Ferry station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Deal with small splits early
  • Ask why a joint failed before redoing it
  • Never seal over old silicone
  • Look for stains below bathrooms now and then

Keep the room ventilated: use the extractor or open a window after showering.

Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
