About our fire rated sealant in Lochawe
Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over, gap by gap. We work on pipe & cable gaps, door frames and plasterboard & masonry, and the jobs we see most are cracked or shrunken fire-rated sealant and joints picked up in a fire-stopping survey.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
Whatever the size of the job, it’s backed by our one-year guarantee in Lochawe and across Argyll and Bute.

Lochawe: your questions answered
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Will you come out to Lochawe?
Yes, Lochawe is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
What does intumescent mean?
An intumescent sealant expands when it gets hot to help seal the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Is it OK to seal over old sealant?
No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you seal gaps around fire door frames?
Yes. We seal the gap between the frame and the wall with a suitable fire-rated product, to the product’s details. The door, its seals and closer are for a door specialist.
Quotes for fire rated sealant in Lochawe
Your quote is based on your job. We look at:
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- Whether there’s mould to deal with
- How easy the joints are to reach
Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that is easy
- The address or postcode of the job
- How we’d reach the joints

What we cannot put right
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Walls or floors that weren’t built to resist fire
- Certifying a building or signing off its fire safety
- Fire doors that need new seals, closers or hardware
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.
Surfaces we seal
- Plasterboard & masonry
- Service penetrations
- Pipe & cable gaps
- Flats & HMOs
- Linear gaps
- Door frames
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What the job involves on each surface
Masonry and concrete
For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first.
Flats and HMOs
Conversions usually leave a mix of old and new service holes. We seal the ones on your specification with a tested product and the locations noted.
For landlords and businesses
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
Fire rated sealant around Lochawe
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.
Community buildings like St Conan’s Kirk are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking. Letting a property close to Loch Awe station? Then any gap left by new services in shared walls should be closed with a fire-rated product.
Lochawe is about 30 miles north-west of Helensburgh, in Argyll and Bute. Across the PA33 area, we can carry out fire rated sealant at your property. We cover 118 towns and villages across Argyll and Bute. We also work in Glasgow, about 48 miles from Lochawe.
Our applicators cover all of PA33 for fire rated sealant and the streets around it. That includes homes and businesses on Old Military Road and St Conan's Road. Nearby, we also carry out fire rated sealant in Stronmilchan (1 mile east), Dalmally (3 miles east), Ardbrecknish (6 miles south-west), Taynuilt (8 miles west) and Clachan (10 miles south-east). Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Look in service cupboards and ceiling voids from time to time
- Plan fire stopping into any work that goes through walls or floors
- Ask which product was used before you paint
- Keep general-purpose foam and caulk away from fire-stopping gaps
Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.
Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.
How it works
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for a handful of gaps, and longer for a whole building in most cases. Around Lochawe, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We plan the order of work and access, floor by floor or flat by flat.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- We apply and tool the sealant to the product’s tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Getting ready for the visit
- Mention if the joints have been sealed before
- Tell us if parking is tricky
- Clear the area around the work
