Window mastic in Stronmilchan, done properly
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We work on patio & French doors, timber windows & doors and composite doors, and the jobs we see most are gaps between the frame and the inside reveal and draughts coming in around windows and doors.
In and around a place like Stronmilchan, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Frames and glazing around Stronmilchan
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Homes close to Glenorchy Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Dalmally station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
Stronmilchan is about 30 miles north of Helensburgh, in Argyll and Bute. Stronmilchan gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. 118 places in Argyll and Bute are on our list. Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Avoid blasting the frames with a pressure washer
- Do not paint over the silicone
- Use gentle cleaners on frames and sealant
- Keep drainage slots and sill grooves clear
A yearly look round the frames is enough. Small splits are simple to catch before they leak, and if anything looks wrong, just email us at info@mrmastic.co.uk.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Advice
How the job changes by surface
Timber windows & doors
Where timber has rotted at the joint, it needs repairing first. We’ll point out any rot we find, as that’s a job for a joiner.
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.
What happens if it’s left?
Draughts and leaks do not always mean new windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we will say so. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint normally makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
