Bun Othan Window Mastic
Mastic around window and door frames, sills and patio doors for householders, landlords and businesses in Bun Othan. Fully insured, ARBOMaster approved and guaranteed for a year.
- Gaps between the frame and the inside reveal
- Cracked or shrunken mastic around the frame
- Water coming in at the bottom corners of a door
Why deal with it now?
The work is quick compared with the damage it prevents: the visit takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Window mastic in Bun Othan
Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. We work on timber windows & doors, composite doors and window sills, and common reasons people get in touch are untidy mastic left by window fitters and cracked or shrunken mastic around the frame.
Outdoor sealant needs a dry surface, so window work around Bun Othan is planned around the weather. Let us know about access to every frame, including any upstairs.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

How we quote for window mastic
We do not publish a price list, because jobs vary so much. The quote depends on:
- Which sealant suits the joint
- Any mould that needs treating
- Whether the work is at height
- The amount of work
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What to tell us for a quote
Photos by email are helpful but not essential. Try to tell us:
- Whether it has been sealed before
- Pictures of the joints, sent by email
- Where the property is
- Whether it’s a home or a business
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.
Honest limits
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- A door that needs adjusting, rehanging or new seals
- Condensation trapped between the panes
- A sash or casement that won’t close properly
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
What window mastic looks like in Bun Othan
Bun Othan is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
In the older streets around St Oran’s Chapel (Orsay), frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Common problems we fix in Bun Othan
Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. If the sealant cannot stretch, it splits.
If you can see any of these, it’s time to have the joints looked at:
- Water coming in at the bottom corners of a door
- Cracked internal joints between frame and plaster
- Whistling draughts around closed windows
- Mastic that’s falling out in pieces
Around Bun Othan, as everywhere, window mastic is only as good as the preparation behind it.

The process
At the end, we look at the finished work together. The work normally takes a few hours for a handful of frames, longer for a whole house, depending on the amount of work. For a place like Bun Othan, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Before we arrive
- Mention any leaks or damp you’ve noticed
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children
Getting a quote
Getting a quote is simple: let us know the job and the location. A few pictures by email make the job easier to understand, and we will take it from there.
Related advice
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Keep drainage slots and sill grooves clear
- Wash the frames with mild soapy water
- Do not aim a pressure washer at the joints
- Look round the frames every year or so
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just email us at info@mrmastic.co.uk.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.
