About our window mastic in Imeraval
A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. If the draught is through the window seals instead, we will tell you. Common call-outs are for mastic that’s falling out in pieces and damp patches on the reveal after heavy rain, across uPVC windows, aluminium frames and window sills.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Whatever the size of the job, it’s backed by our one-year guarantee.

What affects the cost of window mastic
Jobs vary more than people expect. The main factors:
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- Access and height
- Any working-time requirements on site
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Asking for a quote
To help us quote quickly, please include:
- A few photos by email, if you can
- If someone has resealed it before
- The rough size of the job
- Where the job is, and your postcode
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and send you a clear quote before work begins.
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
Imeraval homes and the weather
Imeraval is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Homes close to St John's Church (Port Ellen) include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in. Around Imeraval, as everywhere, window mastic is only as good as the preparation behind it.
Imeraval is in Argyll and Bute. Jobs in Imeraval get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Our Argyll and Bute coverage runs to 118 places, and Imeraval is one of them. For nearby work, see our Glasgow page.

Surface by surface
Window sills
Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.
uPVC windows
We clean the frame edge carefully so the plastic isn’t marked, then the sealant goes in between frame and wall.

Your questions about window mastic in Imeraval
Does the coastal weather in Imeraval affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Will you come out to Imeraval?
Yes. Imeraval is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Where is Mr Mastic based?
Our base is in Crawley, and we work across South East England, London and Scotland.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Can you do upstairs windows?
Yes, if safe access is possible. For high or awkward windows, we will tell you what access is needed.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.
Can you match the sealant to my frames?
Yes. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.
Why it’s worth doing now in Imeraval
Not every sealant suits a window. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Around Imeraval, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Why Imeraval clients choose us
- An ARBOMaster approved applicator
- Homes, businesses and hotels
- More than 20 years in sealant work
- You choose the colour before work begins
What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a handful of frames, longer for a whole house and we leave things clean and tidy. Outdoor work around Imeraval depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- On commercial sites, let us know about site rules
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks

Related advice
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Keep drainage slots and sill grooves clear
- Avoid blasting the frames with a pressure washer
- Keep paint and stain on wooden frames in good order
- Do not paint over the silicone
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
