Window mastic for Kirn homes and businesses

What window mastic looks like in Kirn

Kirn is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

For site and facilities teams at buildings such as Kirn Primary School, the mastic around its windows and doors needs looking after like any other building’s. Homes close to Kirn Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Kirn is about 4 miles west of Gourock, in Argyll and Bute. Every kind of property in Kirn is covered for window mastic. The work is guaranteed for a year. Our area takes in 118 places across Argyll and Bute. For nearby work, see our Glasgow page, about 26 miles away.

If you are somewhere remote, a little more planning is needed, so mention it when you ask for a quote.

Window mastic in Kirn, done properly

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. The sealant then grips the two sides it should. If you have old mastic that has gone black or come away and draughts coming in around windows and doors, we can put it right, on timber windows & doors, patio & French doors and aluminium frames alike.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Make sure the drainage slots are not blocked
  • Clean frames with a soft cloth and soapy water
  • Keep paint and stain on wooden frames in good order
  • Do not paint over the silicone

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

What we’re called out for in Kirn

Sun, frost and rain wear sealant out. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

Look out for these signs:

  • Whistling draughts around closed windows
  • Water coming in at the bottom corners of a door
  • A bead that doesn’t match the frame
  • Gaps between the frame and the inside reveal

Letting a property close to Gourock station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What to look for in a quote

  • What insurance they hold
  • Whether they seal over old material or remove it
  • Whether the sealant suits the joint
  • What the quote includes, VAT included or not

Choosing a sealant specialist

What happens if it’s left?

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

What you get with us

  • We leave the area clean and tidy
  • Every job guaranteed for a year

What the job involves on each surface

Window sills

Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.

Composite doors

Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. We match the colour to the frame.

What we do, step by step

The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job usually takes a few hours for a few frames, or a day or more for a whole house. Around Kirn, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Clear items away from the joints we’re working on
  • Tell us if parking is tricky

What we can’t put right

Sealant isn’t the answer to every problem, and we will tell you before any work starts. Sealant won’t put right:

  • Rotten timber, which needs a joiner first
  • A door that needs adjusting, rehanging or new seals
  • Misting between the panes of a double-glazed unit (that needs a new unit)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

FAQs for Kirn

Does living near the coast affect window mastic in Kirn?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Kirn within the area you cover?

Yes, Kirn is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints.

Does the work come with a guarantee?

Yes, for 12 months. A yearly look at the joints helps them last.

How long will my window job take?

It depends on access, the old mastic and the size of the frames. You will know the timing when we quote.

How much does window mastic cost in Kirn?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.

What affects the quote in Kirn

Jobs vary more than people expect. The main factors:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Working hours on commercial sites
  • Mould in or behind the old joints

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Where the job is, and your postcode
  • A few photos by email, if you can
  • The problem you’ve noticed
  • Access, such as stairs, a lift or height

Getting a quote is simple: tell us what needs doing and where. A few photos by email make the job easier to understand, and we’ll take it from there.
