Frames and glazing around Hunters Quay

Hunters Quay is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Rented homes near Gourock station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. Homes close to Kirn Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Kirn Primary School, the mastic around its windows and doors needs looking after like any other building’s.

About our window mastic in Hunters Quay

There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on patio & French doors, timber windows & doors and composite doors, and the jobs we see most are gaps between the frame and the inside reveal and old mastic that has gone black or come away.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What we can’t put right

To be straight with you, there are a few things sealant won’t fix:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Soft or decayed wood in the frame
  • Faulty window hardware

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take most of a day for a typical house, less for a few frames. Outside jobs in Hunters Quay need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.

Composite doors

Draughts round the door leaf normally come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Wash the frames with mild soapy water
  • Do not paint over the silicone
  • Air rooms to keep condensation down around windows
  • Avoid harsh chemicals near the mastic

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

Quotes for window mastic in Hunters Quay

The quote reflects the job in front of us. We take into account:

  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs
  • How many rooms, windows or areas are involved

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business
  • A few pictures by email, if you can

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved and send you a clear quote.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Landlord and commercial work in Hunters Quay

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Questions from Hunters Quay

Does the coastal weather in Hunters Quay affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

I let a flat near Gourock station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

Can you seal the gap between the frame and the plaster indoors?

Yes. Inside, the joint between frame and plaster is sealed neatly.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

How much does window mastic cost in Hunters Quay?

Size, access and the old material all affect the cost. Call for a quick quote.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.
