About our window mastic in Bridgend
Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that cannot move properly, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. We’re often asked to deal with leaking joints at the ends of sills and cold air getting in at the frame edge, across window sills, uPVC windows and patio & French doors.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
Big or small, it’s backed by our 12-month guarantee.

What the job involves on each surface
Composite doors
An exposed front door gets wind-driven rain. We pay most attention there.
Patio & French doors
Heavy door frames can move more than windows. The sealant must cope with it.

Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Leave it or put it right?
A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
The process
At the end, we look at the finished work together. The work normally takes a morning for a couple of windows and a door, depending on how much there is to do. Outdoor work around Bridgend depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.

What affects the quote in Bridgend
Every job gets its own quote. These are the things that affect it:
- Whether old sealant or filler has to be cut out
- Working hours on commercial sites
- The number of rooms or windows
- Mould in or behind the old joints
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.
Helping us quote
Photos help, but a description is a good start. Please mention:
- The address or postcode of the job
- Whether it’s a home or a business
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Walk round the house once a year and look at the joints
- Do not use solvent cleaners on the joint
- Keep jet washers away from the mastic
- Keep paint off silicone joints
Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
Frames and glazing around Bridgend
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
In the older streets around Kilmichael Glassary Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. In and around Bridgend, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
