How the job changes by surface
Patio & French doors
Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

Ceann Loch Gilb questions
Is Ceann Loch Gilb in your area for window mastic?
Yes. Our work covers the whole of Scotland, and Ceann Loch Gilb is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Does the coastal weather in Ceann Loch Gilb affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.
Can new window sealant be painted?
Silicone generally won’t take paint. Let us know beforehand, and we’ll use a paintable product where it suits.
Do you guarantee window mastic?
Yes. Every job comes with our one-year guarantee, and we’re ARBOMaster approved applicators.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
When is the sealant fully cured?
Cure times vary by product. We tell you how long to leave it before we go.
What do you need from me for a quote?
A short description and the location, with photos by email if possible. If we need more, we will ask.
Do you have sealant for grey or black windows?
Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.
Why act early in Ceann Loch Gilb
Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic usually deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we’ll say so. In an older home around Ceann Loch Gilb, damp from a failed joint can get into timber and plaster.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

When to call us in Ceann Loch Gilb
Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. If the sealant can’t stretch, it splits.
Look out for any of the following:
- Rain getting in at the frame or under the sill
- Hard, cracked sealant around windows
- Gaps left after new windows were fitted
- Old mastic that has gone black or come away
Around Ceann Loch Gilb, as everywhere, window mastic is only as good as the preparation behind it.

Windows and doors in Ceann Loch Gilb
Ceann Loch Gilb is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
For site and facilities teams at buildings such as Lochgilphead High School, its window and door frames need their mastic kept sound, just like a home’s.

How the visit works
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job generally takes most of a day for a typical house, less for a few frames, and we explain the cure time before we leave. For a place like Ceann Loch Gilb, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Mention any parking rules near the property
- Let us know about earlier repairs to the joints
- On commercial sites, let us know about site rules

DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Make sure the drainage slots are not blocked
- Keep paint and stain on wooden frames in good order
- Ventilate rooms so frames do not stay wet inside
- Don’t paint over the silicone
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
