About our floor joint sealing in Ceann Loch Gilb
In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out. Typical jobs include cracked grout where a tiled floor needs a movement joint and caulk that has cracked where the floor moves, on skirting boards, tiled floors and thresholds.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
A one-year guarantee comes as standard.

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Floor joint sealing around Ceann Loch Gilb
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Argyll and Bute run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.
In and around Ceann Loch Gilb, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Questions from Ceann Loch Gilb
Is there a guarantee on floor joint sealing in Ceann Loch Gilb?
All our work, in Ceann Loch Gilb and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Do you cover smaller places like Ceann Loch Gilb?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
How long before the joint can take traffic?
It depends on the product and the conditions. Before we leave, we tell you when it can be walked on, mopped and driven over so there’s no guesswork.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Why has a gap opened under my skirting?
Timber floors and skirting shrink and swell through the year. A flexible sealant closes the gap without cracking like caulk.
Can you seal over the old sealant?
No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Failed waterproofing under a wet room floor
- Loose, hollow or cracked tiles, which need a tiler
- Bouncy or failing floorboards
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Wet room & bathroom floors
- Concrete floor joints
- Tiled floors
- Thresholds
- Skirting boards
- Commercial floors
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Do not slide heavy items over sealed joints
- Don’t paint over silicone
- Keep floor cleaning water to a minimum at the edges
- Have a cracking tiled floor checked before tiles break
Do not paint over silicone. If you plan to paint, we’ll use a paintable product.
Small gaps are quick to seal. Left alone, they collect dirt and widen.
What we do, step by step
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours for most rooms, longer for large commercial floors. Outdoor work around Ceann Loch Gilb depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- The sealant goes in, chosen for the floor and coloured to suit it.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Before we arrive
- Move anything stored near the joints
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can
