Bridgend questions
Is Bridgend within the area you cover?
Yes. Bridgend is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Bridgend for floor joint sealing?
Yes, Bridgend is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Will I be able to paint over the new joint?
Where you plan to paint, we do. Silicone does not take paint so mention it when you get a quote.
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Can you add a movement joint to a tiled floor?
Often, yes, at the edges and along suitable lines. We remove the grout and seal the line with flexible sealant, giving the floor room to move.
Can new sealant go over the old?
No. We remove every bit of old sealant first.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.
Floor joint sealing in Bridgend, done properly
The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk normally cracks where there’s movement, so we use a flexible sealant that moves with the floor. We work on commercial floors, thresholds and skirting boards, and common reasons people get in touch are skirting that has pulled away from the floor and worn sealant at door thresholds.
Around smaller Scottish places like Bridgend, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Structural movement or subsidence
- Damaged concrete that needs breaking out and repairing
- Water getting under the tiles from elsewhere
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
What we seal
- Thresholds
- Tiled floors
- Concrete floor joints
- Commercial floors
- Wet room & bathroom floors
- Skirting boards
Can I do it myself?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
For landlords and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Landlords and letting agents in Bridgend can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
What floor joint sealing looks like in Bridgend
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Argyll and Bute run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
If you look after a church, hall or community building such as Kilmichael Glassary Parish Church, floor and skirting joints in halls and kitchens wear like any others.

How the visit works
On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before work begins. The work generally takes a morning or an afternoon for most homes. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First we check the joint and the floor and agree which sealant suits it.
- Old caulk, grout or sealant is removed from the joint.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we are working on
Getting a quote
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved.
Related advice
Different surfaces, different methods
Wet room and bathroom floors
Bathroom floors meet baths, trays, panels and skirting. We seal them with anti-fungal sanitary silicone that keeps water out.
Skirting boards
Skirting-to-floor joints are a regular job for us. The old caulk is removed first so the bead sits on a clean surface.
Looking after it afterwards
After the cure time, these simple habits help:
- Don’t paint over silicone
- Walk round the room once a year and look at the edges
- Keep caulk for dry, still joints only
- Mark off resealed joints in warehouses
Follow the cure time before walking on or cleaning the joint. Light foot traffic is generally fine sooner than wet cleaning or wheels, and we’ll tell you both.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
What we’re called out for in Bridgend
Floors and walls move a little with the seasons. Heating dries timber and opens gaps along the skirting and they change again in summer.
People usually contact us when they notice one of these:
- Perimeter joints in tiled floors filled with grout
- Failed seals where bathroom floors meet baths and panels
- Grout cracking in a straight line across a floor
- Open gaps along the bottom of skirting boards
Around Bridgend, as everywhere, floor joint sealing is only as good as the preparation behind it.
