Window mastic near Carradale

About our window mastic in Carradale

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you are dealing with mastic that’s falling out in pieces and damp patches on the reveal after heavy rain, we can put it right.

Mastic can only go onto a dry joint, so outside work in Carradale depends on the weather. Let us know about access to every frame, including any upstairs.

A one-year guarantee comes as standard.

Carradale: your questions answered

Will you come out to Carradale?

Yes. Carradale is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is window mastic in a coastal place like Carradale any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Do you have sealant for grey or black windows?

Yes. We can use white, brown, anthracite grey, black or clear.

Can new sealant go over the old?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

When is the sealant fully cured?

Cure times vary by product and the conditions. Before we leave, we’ll tell you the cure time.

Can new window sealant be painted?

Not if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Landlords, agents and businesses in Carradale

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Frames and glazing around Carradale

Carradale is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

Homes close to Saddell Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Honest limits

We will always be straight with you, so here’s what sealant can’t fix:

  • A failed sealed unit that has misted up
  • Rotten timber, which needs a joiner first
  • Faulty window hardware

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Window sills
  • Composite doors
  • Aluminium frames
  • uPVC windows
  • Timber windows & doors
  • Patio & French doors

Surface by surface

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones aren’t used, as they can attack some metals. Neutral-cure sealant is the safe choice.

What we do, step by step

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a morning for a couple of windows and a door in most cases. Outside jobs in Carradale need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

How to prepare

  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

When to call us in Carradale

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

It’s worth asking for a quote if you see:

  • White mastic on grey or black frames
  • Cracked or shrunken mastic around the frame
  • Gaps left after new windows were fitted
  • Gaps between the frame and the inside reveal

In and around Carradale, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Quotes for window mastic in Carradale

We do not publish a price list. The quote depends on:

  • The type of sealant required
  • Working hours on commercial sites
  • How many areas need sealing
  • Whether there’s mould to deal with

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

What we need to know

When you contact us, it’s useful to know:

  • Pictures of the joints, sent by email
  • The problem you’ve noticed
  • Where the job is, and your postcode
  • Roughly how big the job is

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
