Window mastic for homes and businesses in Torbeg

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. The sealant then grips the two sides it should. If you have hard, cracked sealant around windows and a bead that doesn’t match the frame, we can put it right, on uPVC windows, aluminium frames and window sills alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

All our work is covered by a one-year guarantee, wherever you are in North Ayrshire.

Window mastic in Torbeg: local notes

Torbeg is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Torbeg is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

For an older house near a landmark such as St Molios Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Torbeg is about 22 miles south-west of Ardrossan, in North Ayrshire. Torbeg gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Our North Ayrshire coverage runs to 53 places, and Torbeg is one of them. There’s also a page for Glasgow, about 47 miles away.

Here we cover the KA27 postcode area for window mastic. We cover properties on The String, Ladeside Place and Ladeside Terrace and the roads around them. If you’re just outside Torbeg, we cover Birchburn (1 mile south-east), Shiskine (1 mile north-east), North Feorline (1 mile south), Pien (1 mile north-east) and Blackwaterfoot (1 mile south-west). If you are somewhere remote, the job takes a little more planning, so mention it when you ask for a quote.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A frame that has rotted at the joint
  • Broken hinges, locks or handles

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Where we work in Torbeg

  • uPVC windows
  • Patio & French doors
  • Composite doors
  • Timber windows & doors
  • Aluminium frames
  • Window sills

Different surfaces, different methods

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.

Questions from Torbeg

Does the coastal weather in Torbeg affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like Torbeg?

Yes, Torbeg is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What do you need from me for a quote?

A short description and the location, plus pictures if you have them. If we need more, we’ll ask.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Can you reach windows above the ground floor?

Yes, as long as they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.

Common problems we fix in Torbeg

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

The problems people normally mention when they call include:

  • Gaps where the sill meets the wall
  • Gaps left after new windows were fitted
  • White mastic on grey or black frames
  • Rain getting in at the frame or under the sill

Around Torbeg, as everywhere, window mastic is only as good as the preparation behind it.

What your quote should include

  • When the joint can take water or movement
  • Whether all the old sealant comes out first
  • Are they insured?
  • Whether the sealant suits the joint

Our hiring checklist

What happens if it’s left?

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. In an older home around Torbeg, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

What you get with us

  • Sanitary silicone with an anti-fungal additive in wet areas
  • White, clear, grey or another colour, product permitting
  • Tidy, careful work
  • A 12-month guarantee on all work

Looking after it afterwards

To keep the joints looking good and working properly:

  • Keep paint off silicone joints
  • Do not aim a pressure washer at the joints
  • Clear any debris from frame drain holes
  • Keep solvents and bleach off the sealant

Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What we do, step by step

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a few frames, or a day or more for a whole house. Around Torbeg, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • On commercial sites, let us know about site rules
  • Let us know about earlier repairs to the joints
