Leave it or put it right?
Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Around North Feorline, water from a failed joint in an older stone home can soak into timber and plaster.
Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
North Feorline homes and the weather
North Feorline is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In the older streets around St Molios Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
North Feorline is about 23 miles south-west of Saltcoats, in North Ayrshire. Homes, rented property, offices and hotels in North Feorline is covered for window mastic, old or new, large or small. Signs you need window mastic in North Feorline
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.
If you can see any of these, it’s time to have the joints looked at:
- Sealant in the wrong colour for the frame
- Cracked or shrunken mastic around the frame
- Cracked sealant at the sill ends
- Whistling draughts around closed windows
Around North Feorline, as everywhere, window mastic is only as good as the preparation behind it.
Questions to ask before you book
- What the quote includes, VAT included or not
- Who turns up on the day
- When the joint can take water or movement
- How the joint is cleaned and prepared
What we cannot put right
We will not take on work that won’t last, so these are the limits:
- Broken hinges, locks or handles
- Rotten timber, which needs a joiner first
- Misting between the panes of a double-glazed unit (that needs a new unit)
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

How it works
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of frames, longer for a whole house from start to finish. Outside jobs in North Feorline need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
How to prepare
- Tell us about any water getting in
- Let us know about earlier repairs to the joints
- Let us know about parking restrictions
