Bathroom resealing for homes and businesses in North Feorline
Homes in North Feorline have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on baths, basins & vanity units and sinks & splashbacks, and the jobs we see most are cracked, shrunken or lifting silicone and gaps between the worktop and the wall.
Bathrooms in smaller places like North Feorline work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Big or small, it’s backed by our one-year guarantee in North Feorline and across North Ayrshire.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Bathroom resealing in North Feorline: local notes
North Feorline is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In the older streets around St Molios Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Do you need bathroom resealing in North Feorline?
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone normally will not clean off.
Common reasons people contact us are:
- Sealant that has split, shrunk or peeled away
- Smears of silicone across the tiles
- Shrunken sealant along the back of a worktop
- Black mould in the silicone that will not clean off
Around North Feorline, as everywhere, bathroom resealing is only as good as the preparation behind it.

How we quote for bathroom resealing
We quote each job individually. This is what makes a difference:
- The amount of work
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.
What we need to know
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- What the problem is, such as mould, gaps, leaks or cracking
- The rough size of the job
- The type of property
- Access, such as stairs, a lift or height
If you’re in North Feorline and need bathroom resealing, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.
What happens on the day
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Around North Feorline, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, normally around 24 hours.
Before we arrive
- Clear the area around the work
- Let us know about parking restrictions
- Tell us about any previous sealing or DIY attempts

Questions from North Feorline
Is bathroom resealing in North Feorline guaranteed?
All our work, in North Feorline and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Is North Feorline within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
My sealant has gone black. Can you sort it?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s generally around 24 hours. Getting it wet too early can spoil the new joint.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
Are you fully insured?
Yes. Full insurance covers our work.
What do you need from me for a quote?
Tell us what needs doing and where, with pictures by email if possible. We’ll ask anything else we need to know.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
What the job involves on each surface
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we will say so.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

How to look after the new joints
Aftercare is simple:
- Clean with a mild bathroom cleaner and a soft cloth
- Dry the bead with a towel now and then
- Keep the fan on for a while after bathing
- Wait for the cure time we give you
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
