Birchburn Bathroom Resealing
Baths, showers and worktops in Birchburn need attention? We remove the old material, prepare the joints and seal them properly.
- A reseal done over the top of the old bead
- Mouldy sealant that has gone black
- Cracked, shrunken or lifting silicone
Bathroom resealing in Birchburn
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include water getting behind the kitchen upstand and a reseal done over the top of the old bead, across wet rooms, kitchen worktops & upstands and sinks & splashbacks.
Bathrooms in smaller places like Birchburn work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Questions from Birchburn
Can you do bathroom resealing in Birchburn?
Yes, Birchburn is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Will you come out to Birchburn?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Where do you work from?
We’re based in Crawley, and we work across South East England, London and Scotland.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Do you work for landlords and businesses?
Yes. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
How much does bathroom resealing cost in Birchburn?
Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Bathroom resealing around Birchburn
Birchburn is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For an older house near a landmark such as St Molios Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Birchburn is about 22 miles south-west of Saltcoats, in North Ayrshire. Surface by surface
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
What we cannot put right
A few problems are outside what sealant work can do:
- Cracks in the tray itself rather than the joint
- Water getting in through the grout rather than the sealant
- A tray that rocks until it’s re-bedded
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.
What we seal
- Kitchen worktops & upstands
- Shower trays & enclosures
- Baths
- Basins & vanity units
- Wet rooms
- Sinks & splashbacks
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Common problems we fix in Birchburn
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
The most common problems we see are:
- Two layers of silicone, both failing
- Splits where the tray meets the wall
- Shrunken sealant along the back of a worktop
- Leaks into the floor or ceiling below
In and around Birchburn, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Looking after it afterwards
Aftercare is simple:
- Clean with a mild bathroom cleaner and a soft cloth
- Run the extractor fan during and after every shower
- Do not let bottles sit on the bead
- Avoid abrasive pads on the sealant
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
How it works
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job generally takes around two hours for one bath or shower, longer for a whole bathroom, and we explain the cure time before we leave. Outside jobs in Birchburn need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.

- Let us know about earlier repairs to the joints

Why act early in Birchburn
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. Around Birchburn, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
Why us?
- Homes, businesses and hotels
- A sealant colour to suit the surroundings
- White, clear, grey or another colour, product permitting
- Neat joints and a tidy finish
