Sealant work in KA27

Bathroom resealing in KA27: how it works

Homes in KA27 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Common call-outs are for leaks into the floor or ceiling below and a reseal done over the top of the old bead, across wet rooms, sinks & splashbacks and kitchen worktops & upstands.

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What affects the price in KA27

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Near you in Brodick

In Brodick, that means homes and buildings near Parish Church and the streets around them. Nearby you will also find Arran War Memorial Hospital (2.7 miles south-east) and Brodick Castle (1.2 miles north). Open spaces near Brodick include Àrd Bheinn and Loch Nuis.

Where we work in KA27

From Brodick, Lamlash and Blackwaterfoot to its smaller places, homes across KA27 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including KA27. Along the coast in KA27, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.

Brodick: For an older house near a landmark such as Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Around Brodick, as everywhere, bathroom resealing is only as good as the preparation behind it.

Different surfaces, different methods

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.

What affects the cost of bathroom resealing

We quote each job individually. This is what makes a difference:

  • The amount of work
  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • Working hours on commercial sites

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • If it’s domestic, commercial or a hotel
  • Photos by email, if that is easy
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Use gentle cleaners on the silicone
  • Avoid abrasive pads on the sealant
  • Keep the fan on for a while after bathing
  • Do not let bottles sit on the bead

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

Why it fails

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

Look out for these signs:

  • Cracked, shrunken or lifting silicone
  • Black mould in the silicone that will not clean off
  • Two layers of silicone, both failing
  • Lumpy, uneven sealant from a DIY attempt

KA27: your questions answered

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.
