Regrouting near Brodick

About our regrouting in Brodick

Before work begins, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. If you have grout in a colour the owner wants to change and kitchen splashback grout stained by grease, we can help, whatever the surface.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Your job is guaranteed for a year, as with all our work.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a shower enclosure, longer for a whole room, and the area is left clean. For a place like Brodick, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. We vacuum the joints and clean out the dust.
  4. We fill the joints with new grout, then clean the tiles.
  5. The corners and edges get new silicone, because grout there would crack.

How to prepare

  • Clear items away from the joints we’re working on
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed

Advice

Looking after it afterwards

So the new joints stay in good condition:

  • Get any tile that moves checked promptly
  • Open a window or run the fan to clear steam
  • Give the walls a quick rinse after use
  • Keep harsh bleach and acid cleaners off the grout

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Ventilate the room well so the grout dries between uses.

Small problems with grout are quick to put right. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.

FAQs for Brodick

Do you take on hotel work around Brodick?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Is Brodick within the area you cover?

Yes. Brodick is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

What information do you need?

A short description and the location, plus photos if you have them. We will ask anything else we need to know.

Do you have insurance?

Yes. Full insurance covers our work.

Can you regrout if a few tiles are loose?

If tiles are loose, something behind them has normally failed. Grout on its own will not fix that, and we will tell you before we start.

How long does the job take?

As a guide, most jobs take anything from a few hours to a full day, depending on the area. Bigger jobs take longer.

Can you change the grout colour?

Yes. Many clients do. Darker grout can hide marks and lighter grout gives a fresher look.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

What regrouting looks like in Brodick

Brodick is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

In and around Brodick, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Why deal with it now?

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Sorting it early keeps the job simple. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Surface by surface

Wet rooms

Wet room grout and sealant need to be in good order. We replace the grout and reseal the edges.

Bathroom floors

New floor grout makes a big difference to how a bathroom looks. Floor-to-wall and bath joints are sealed, not grouted.

Signs you need regrouting in Brodick

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly tends to wash out early.

The problems people normally mention when they call are:

  • Good tiles let down by tired grout
  • A grout colour that no longer suits the room
  • Grout that stays dark however much it’s cleaned
  • Greasy, stained grout behind the hob

In the older streets around Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • Which sealant they’ll use, and why
  • How long to leave it before use
  • What happens if the job turns out different

Honest limits

To be straight with you, some problems need a different trade:

  • Water coming from plumbing rather than grout
  • Failed tanking or waterproofing under the tiles
  • Tiles that are chipped or split

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
