Regrouting in Cordon

Leave it or put it right?

If tiles are loose, regrouting alone isn’t the answer. We’ll tell you before any work starts, so you can decide what to do. Where the tiles are sound, regrouting is far less disruptive than retiling. In an older home around Cordon, damp from a failed joint can get into timber and plaster.

Regrouting in Cordon, done properly

Changing the grout colour is a simple way to update tiles. You might go from white to grey or back again. Just mention the colour you’d like when you send an email to info@mrmastic.co.uk. We work on bathroom floors, kitchen splashbacks and tiled floors, and people most often call us about cracked grout along the bath or tray and good tiles let down by tired grout.

For a place like Cordon, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

All our work is covered by our one-year guarantee.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Open a window or run the fan to clear steam
  • Give the walls a quick rinse after use
  • Wipe or squeegee the shower walls
  • Clean with a soft brush, not anything metal

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Ventilate the room well to help it dry out.

Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

What regrouting looks like in Cordon

Cordon is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Do you need regrouting in Cordon?

Soap scum and limescale build up on grout and stick to it. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.

Look out for any of the following:

  • Splashback grout that has darkened
  • Crumbling grout between the tiles
  • Floor grout that has worn and darkened
  • Grout in a colour the owner wants to change

If you live in an older home near Lamlash and Kilbride Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

How the visit works

There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes anything from a few hours to a full day, depending on the area in most cases. Somewhere like Cordon may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can
  • Mention if the joints have been sealed before

Advice

What the job involves on each surface

Wet rooms

Wet room grout and sealant need to be in good order. We replace the grout and reseal the edges.

Shower walls

A shower wall is soaked daily, so its grout takes the most punishment. It’s often the first place grout washes out.

Cordon questions

Is Cordon within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Cordon for regrouting?

Yes, Cordon is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

Can you regrout if a few tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own will not fix that and we will say so before going ahead.

How long does regrouting take?

A typical job takes a few hours for a shower enclosure, longer for a whole room. Your quote will say how long we expect yours to take.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages.

Will there be a smell?

Some sealants have a smell while they cure. Opening a window helps.

When it is not the sealant

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Tiles that are chipped or split
  • Tiles that are loose or hollow behind
  • Failed tanking or waterproofing under the tiles

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What affects the cost of regrouting

Jobs vary more than people expect. The main factors:

  • The old material and how stubborn it is
  • Access and height
  • The type of sealant required
  • How many areas need sealing

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • The address or postcode of the job
  • Roughly how big the job is
  • If someone has resealed it before

There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.
