Sealant work across North Ayrshire

Bathroom resealing in North Ayrshire: how it works

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for two layers of silicone, both failing and black mould in the silicone that won’t clean off, across wet rooms, basins & vanity units and kitchen worktops & upstands.

We keep the work tidy and contained to the area we’re working on. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How we quote

Bathroom resealing across North Ayrshire: local notes

North Ayrshire has homes of every age, old and new, with plenty of rented property in places like Irvine, Kilwinning and Saltcoats. Sound sealant and clean grout keep water out and rooms looking cared for.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including North Ayrshire. Along the coast in North Ayrshire, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Irvine: For landlords with property near Irvine station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Greenwood Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Surface by surface

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Work for landlords, hotels and businesses

If you manage several properties in or around North Ayrshire, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last.

How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site
  • Which sealant suits the joint
  • How many areas need sealing

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • If someone has resealed it before
  • How many joints, rooms or windows are involved

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work before giving you a price.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

North Ayrshire questions

Do you guarantee your resealing?

Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.

Is there any odour?

There can be a smell while the sealant cures. Ventilation helps.

How do I get a quote for bathroom resealing in North Ayrshire?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

How long does a bath or shower reseal take?

Allow half a day or less for one room, longer when the kitchen is included. You’ll know how long to expect before any work starts.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
