About our bathroom resealing in Broomlands

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Common call-outs are for black spots spreading through the bead and gaps between the worktop and the wall, on basins & vanity units, baths and sinks & splashbacks.

Bathrooms in smaller places like Broomlands work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Different surfaces, different methods

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Broomlands homes and their sealant

Broomlands is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Broomlands has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

If you look after a building such as Greenwood Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How to look after the new joints

So the new joints stay in good condition:

  • Keep the fan on for a while after bathing
  • Never pick at the silicone with a blade
  • Clean with a mild bathroom cleaner and a soft cloth
  • Wipe the sealant dry after showering

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just send an email to info@mrmastic.co.uk.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

The process

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a couple of hours for a single bath or shower, depending on the size of the job. Somewhere like Broomlands may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

Before we arrive

  • Mention any parking rules near the property
  • Mention any tricky access
  • Keep children and pets away from the work area

Common problems we fix in Broomlands

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

Signs it’s time to call us include:

  • Gaps between the worktop and the wall
  • Sealant that has split, shrunk or peeled away
  • Failed sealant on the screen profile
  • A joint torn by a bath that flexes

Letting a property close to Irvine station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions to ask before booking

  • How long to leave it before use
  • What product goes in the joint
  • Whether VAT is included
  • Which colour the sealant will be

What we cannot put right

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Cracks in the tray itself rather than the joint
  • Tiles that have come away from the wall
  • A leaking waste, trap or valve

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

FAQs for Broomlands

Can you help a landlord with a rental near Irvine station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do you cover smaller places like Broomlands?

Yes. Broomlands is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
