Bathroom resealing across KA12: what to expect

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for mouldy sealant that has gone black and gaps where the bath or tray has moved, on basins & vanity units, sinks & splashbacks and kitchen worktops & upstands.

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take half a day or less for one room, longer when the kitchen is included.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Bathroom resealing across KA12: local notes

KA12 has homes of every age, old and new, and in places like Irvine, Girdle Toll and Broomlands there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

We work across all of Scotland, from the cities to the islands, and KA12 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in KA12, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout.

Girdle Toll: Managing a site like Irvine Royal Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Irvine station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Landlords, agents and businesses in KA12

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

When it is not the sealant

Before you book, it’s worth knowing the limits too:

  • A leaking waste, trap or valve
  • Water getting in through the grout rather than the sealant
  • A tray that rocks until it’s re-bedded

Looking after it afterwards

So the new joints stay in good condition:

  • Keep scourers and sharp tools away from the bead
  • Run the extractor fan during and after every shower
  • Move toiletries away from the joint
  • Squeegee the walls and tray after use

Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

What affects the cost of bathroom resealing

There’s no set price list, because no two jobs are the same. What we look at:

  • The number of rooms or windows
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • If someone has resealed it before
  • How we’d reach the joints
  • What’s wrong with the joints now
  • Whether it’s a home or a business

We do not publish a price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, send an email to info@mrmastic.co.uk.

Why it fails

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.

It’s worth asking for a quote if you see:

  • A reseal done over the top of the old bead
  • Smears of silicone across the tiles
  • Leaking joints on a shower screen
  • Shrunken sealant along the back of a worktop

Questions from KA12

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What does bathroom resealing cost?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Where do you work from?

We are a Crawley-based firm. We work across South East England, London and Scotland.
