Joints and finishes in Girdle Toll homes
Girdle Toll is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Girdle Toll is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.
For new homes near Irvine station, it’s worth checking the sealant early, while snags are still fresh.

New build mastic in Girdle Toll, done properly
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference. If you have gaps between new skirting and floors and kitchen sealant that has pulled off the wall, we can put it right, on skirting & floors, kitchens and show homes alike.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

How the visit works
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes a few hours for most snagging lists, longer for a run of plots. Outdoor work around Girdle Toll depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We go through the snagging list or plot schedule and agree the joints to do.
- Failed or untidy sealant is cut out completely.
- Each joint is cleaned of dust and grit, then primed if required.
- New sealant suited to each joint is applied and tooled neatly.
- Finally, each room is checked and you are given the cure time.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Move anything stored near the joints
- For indoor joints, keep the area dry beforehand if you can

What else we do in Girdle Toll
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Do you need new build mastic in Girdle Toll?
Baths and trays settle under load once the home is lived in. A bath sealed empty drops slightly when filled, straining the joint.
Keep an eye out for any of the following:
- Beads laid onto grit and dust from the build
- Joints pulling apart as timber shrinks
- Cracked sealant around new window and door frames
- New-build shower sealant that has already split
Around Girdle Toll, as everywhere, new build mastic is only as good as the preparation behind it.

Leave it or put it right?
For developers, getting the sealant right first time saves return visits. Every return visit for a failed seal takes time and most come down to preparation. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Why has my new-build shower seal failed already?
Lots of new homes see sealant crack early, because the house is drying and settling. Poor preparation at handover adds to it.
