About bathroom resealing in KA11
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just email us at info@mrmastic.co.uk with a photo of the joints, and you’ll get a clear quote before any work starts. We work on shower trays & enclosures, sinks & splashbacks and basins & vanity units, and common reasons people get in touch are a joint torn by a bath that flexes and gaps between the worktop and the wall.
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Where we work in KA11
Across KA11, from Irvine, Girdle Toll and Bourtreehill outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including KA11. Along the coast in KA11, window and wall joints facing the sea take the brunt of the weather, and that is where sealant generally gives up first. Good preparation and the right sealant help it cope.
Irvine: Managing a site like Greenwood Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Irvine station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What happens if it’s left?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect.
What your quote should include
- Whether you can choose the colour
- How long the guarantee is
- How long to leave it before use
- Whether VAT is included
How the job changes by surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line does not stand out.
Baths
Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Quotes for bathroom resealing in KA11
Call for a quick quote. What matters most is:
- Whether there’s mould to deal with
- Which sealant suits the joint
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What we need to know
When you call or email, it’s useful to know:
- The rough size of the job
- Access, such as stairs, a lift or height
- Any previous sealing or DIY work
- Photos by email, if that’s easy
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
When it is not the sealant
Some problems need a builder, plumber or other trade rather than us:
- A cracked shower tray or bath (that needs repair or replacement)
- A bath or tray that moves because it isn’t properly supported
- Cracked or missing grout between tiles (that’s regrouting)
KA11: your questions answered
Is the work guaranteed?
Yes. All our work comes with a 12-month guarantee, and we’re fully insured.
Can you do several jobs on one visit?
Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Where is Mr Mastic based?
We work from Crawley. We cover KA11 and the rest of North Ayrshire, along with the rest of our area.
Do you have insurance?
Yes. We’re fully insured.
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
