Bathroom resealing in Barassie

About our bathroom resealing in Barassie

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on kitchen worktops & upstands, basins & vanity units and wet rooms, and common reasons people get in touch are water getting behind the bath panel and water escaping at the shower enclosure.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Why it’s worth doing now in Barassie

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

How the visit works

When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work normally takes a couple of hours for a single bath or shower. Around Barassie, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks
  • Mention if the joints have been sealed before

Your questions about bathroom resealing in Barassie

Do you take on hotel work around Barassie?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Is Barassie within the area you cover?

Yes, Barassie is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you have insurance?

Yes. We are fully insured.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can be quoted together, and we’re fully insured.

Landlords and agents in Barassie can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant
  • A bath or tray that moves because it is not properly supported

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Barassie homes and their sealant

Barassie is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you look after a building such as Marr College, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Check the joints every few months for splits or lifting
  • Give the silicone its full cure time
  • Stick to a soft cloth and a mild cleaner
  • Avoid abrasive pads on the sealant

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Surface by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Signs you need bathroom resealing in Barassie

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Keep an eye out for any of the following:

  • Gaps where the bath or tray has moved
  • A reseal done over the top of the old bead
  • Leaking joints on a shower screen
  • Black spots spreading through the bead

For landlords with property near Barassie station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
