About our bathroom resealing in Loans

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Loans. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. Typical jobs include sealant that has split, shrunk or peeled away and failed sealant on the screen profile, across sinks & splashbacks, kitchen worktops & upstands and basins & vanity units.

In and around a place like Loans, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All our work is covered by our 12-month guarantee.

Common questions in Loans

Is Loans within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Barassie station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Does the resealing come with a guarantee?

Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can you do several jobs on one visit?

Yes. Just list everything you need and we’ll quote it together.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Is white the only colour available?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

How long does the new silicone need before I use the shower?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Do you need bathroom resealing in Loans?

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

Signs it’s time to call us include:

  • Gaps where the bath or tray has moved
  • Two layers of silicone, both failing
  • Leaks into the floor or ceiling below
  • A messy, uneven bead from a previous reseal

Questions to ask before you book

  • Which colour the sealant will be

What we do, step by step

The work is kept neat and contained to the area we are working on. The job normally takes half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave. For a place like Loans, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before
  • Mention any parking rules near the property

Landlords, agents and businesses in Loans

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

How we quote for bathroom resealing

The price is agreed before any work begins. It’s based on:

  • Whether old sealant or filler has to be cut out
  • The product the joint needs
  • Working hours on commercial sites
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

What to tell us for a quote

When you contact us, these details help:

  • The address or postcode of the job
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email

We quote each job on its own, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job and send pictures if you have them.

Bathrooms and kitchens in Loans

Loans is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. There are hotels and other places to stay in and around Loans. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In the older streets around Church of Our Lady of the Assumption and St Meddan, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Barassie station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Loans is about 1 mile east of Troon, in South Ayrshire. We provide bathroom resealing to householders, landlords and businesses in Loans and the surrounding area. Our South Ayrshire coverage runs to 52 places, Loans among them. We also work in Glasgow, around 25 miles away.

Here we cover the KA10 postcode area for bathroom resealing. That includes homes and businesses on Main Street, Craiksland Place and Kyle Crescent and the roads around them. Other places close to Loans include Collennan (1 mile north), Troon (1 mile west), Barassie (1 mile north-west), Dundonald (2 miles north-east) and Hansel Village (2 miles east). Larger places within reach include Ayr (7 miles south), Prestwick (4 miles south), Heathfield (5 miles south), Belmont (7 miles south), Forehill (7 miles south) and Maybole (14 miles south).

Landmarks near Loans

A little further out are Crosbie Castle and the Fullarton estate (1.5 miles south-west) and Biggart Hospital (4.1 miles south). Open spaces near Loans include Caprington Loch.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Don’t let bottles sit on the bead
  • Never pick at the silicone with a blade
  • Stick to a soft cloth and a mild cleaner
  • Keep an eye on the corners, where splits start

Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What we can’t put right

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Water getting in through the grout rather than the sealant
  • Loose or hollow tiles, or failed tanking behind them
  • A tray that rocks until it’s re-bedded

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.
