Bathroom resealing in KA10: how it works

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on baths, sinks & splashbacks and shower trays & enclosures, and common reasons people get in touch are black mould in the silicone that won’t clean off and splits where the tray meets the wall.

Before we leave, we go over the finished joints with you. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

What you will pay

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What’s near Troon

We work in homes and buildings around Troon Primary School, Harbour Road garden and Marr College. The nearest railway station is Troon station, about 0.7 miles south-west. A little further out are Biggart Hospital (4.4 miles south) and Crosbie Castle and the Fullarton estate (0.9 miles south-west). The countryside around Troon includes Caprington Loch.

Bathrooms and kitchens across KA10

In KA10, bathroom resealing takes in flats, houses, rentals and businesses, in Troon, Barassie and Loans and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Our work covers the whole of Scotland, KA10 included. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in KA10, window and wall joints facing the sea take the brunt of the weather, and that is where sealant generally gives up first. The right product and careful preparation help it last.

Troon: Managing a site like Marr College? Then we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Church of Our Lady of the Assumption and St Meddan, older homes can move a little, which is hard on rigid grout and tired sealant.

Signs you need bathroom resealing

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

People usually contact us after spotting one of these:

  • Lumpy, uneven sealant from a DIY attempt
  • Splits where the tray meets the wall
  • Black mould in the silicone that will not clean off
  • Gaps between the worktop and the wall

How the job changes by surface

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • A bath or tray that moves because it is not properly supported
  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)

Landlords, agents and businesses in KA10

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

How to look after the new joints

To keep the joints looking good and working properly:

  • Stick to a soft cloth and a mild cleaner
  • Wait for the cure time we give you
  • Do not let bottles sit on the bead
  • Keep an eye on the corners, where splits start

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something does not look right, just send an email to info@mrmastic.co.uk.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Your questions about bathroom resealing in KA10

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.

How long does a bath or shower reseal take?

It takes a couple of hours for a single bath or shower. We’ll confirm how long your job needs when we quote.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses.

Is white the only colour available?

There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
