How we handle window mastic in Troon

There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. Typical jobs include cracked sealant at the sill ends and gaps between the frame and the inside reveal, on timber windows & doors, window sills and uPVC windows.

In a town like Troon, plenty of homes have harled (roughcast) walls, and the joint between a frame and rough harling needs a sealant that can grip and flex. A thin bead that hasn’t been worked into the surface soon lets water behind it.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

How we quote for window mastic

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • The type of sealant required
  • How much there is to do
  • Access and height

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

Helping us quote

What to tell us when you ask for a quote:

  • A few photos by email, if you can
  • What’s wrong with the joints now
  • Roughly how big the job is
  • If someone has resealed it before

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.

How the visit works

The work is kept neat and contained to the area we are working on. Expect the work to take a morning for a couple of windows and a door. For a job in Troon, tell us where the work is, how to get in and where to park. Outdoor jobs need a dry day, so they can move if the weather turns.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Tell us if parking is tricky
  • Tell us about any previous sealing or DIY attempts

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Damp problems in the wall away from the window
  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Composite doors
  • uPVC windows
  • Timber windows & doors
  • Window sills
  • Aluminium frames
  • Patio & French doors

Surface by surface

Aluminium frames

Coated aluminium needs a compatible sealant. We use a neutral-cure product.

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.

FAQs for Troon

Does living near the coast affect window mastic in Troon?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

I let a flat near Troon station. Can you help?

Yes. We work for landlords and agents as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Are you insured?

Yes. We are fully insured.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Where are you based?

Mr Mastic is based in Crawley. We cover Troon and the rest of South Ayrshire, along with the rest of our area.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you when we finish.

How long does it take to reseal the windows on a house?

A handful of frames is a short visit. You will get a timescale with the quote.

Window mastic in Troon: local notes

Troon is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Rented homes near Troon station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. If you look after a building such as Marr College, larger buildings have plenty of frames, and the mastic around each one ages.

When to call us in Troon

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar never bonded as it should, and it lets go sooner than it should.

These are the problems we’re asked about most:

  • Whistling draughts around closed windows
  • Gaps where the sill meets the wall
  • Gaps left after new windows were fitted
  • Black, perished sealant on frames

In the older streets around Church of Our Lady of the Assumption and St Meddan, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
