What the job involves on each surface

Composite doors

Front doors take the weather head on. We pay most attention there.

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that.

Window mastic in Forehill

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on aluminium frames, timber windows & doors and window sills, and the jobs we see most are draughts coming in around windows and doors and draughty joints inside around the window.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a morning for a couple of windows and a door, including the tidy-up. Somewhere like Forehill may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in

Forehill homes and the weather

Forehill is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Schools such as Belmont Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Ayr station, renewing tired window mastic between tenants heads off draught and damp complaints.

Forehill is about 1 mile south-east of Ayr, in South Ayrshire. Anywhere in KA7, we cover window mastic for homes and businesses. Our area takes in 52 places across South Ayrshire, large and small. For nearby work, see our Glasgow page, about 31 miles away.

We cover every part of KA7, KA8 and KA6 for window mastic and the streets around it. Streets in the area include Birch Road, Cedar Road and Roman Road. Forehill sits on or near the A70 and A713. What affects the quote in Forehill

There’s no set price list, because jobs vary so much. The quote depends on:

  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • The amount of work
  • How many areas need sealing

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The rough size of the job
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved before giving you a price.

When to call us in Forehill

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.

Any of these means the joints need attention:

  • Leaking joints at the ends of sills
  • Black, perished sealant on frames
  • Gaps left after new windows were fitted
  • Water coming in at the bottom corners of a door

Homes close to Castlehill Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Questions to ask before you book

  • When the joint can take water or movement
  • What insurance they hold
  • Whether you can choose the colour
  • How hidden problems are handled

Landlord and commercial work in Forehill

We also work for property managers and facilities teams in Forehill and across South Ayrshire. Several sites can be quoted together, and we’re fully insured.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

What happens if it’s left?

Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. In an older home around Forehill, damp from a failed joint can get into timber and plaster.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Forehill questions

Do you work for landlords with property near Ayr station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do you cover smaller places like Forehill?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you reach windows above the ground floor?

Yes, if safe access is possible. For high or awkward windows, we’ll tell you what access is needed.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

How long before the joint can be used?

Cure times vary by product and the conditions. We tell you how long to leave it before we go.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme.

Can you seal the gap between the frame and the plaster indoors?

Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Clear any debris from frame drain holes
  • Keep solvents and bleach off the sealant
  • Do not paint over the silicone
  • Look round the frames every year or so

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
