Alloway Window Mastic
Specialist window mastic for Alloway: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Cracked or shrunken mastic around the frame
- Draughty joints inside around the window
- Rain getting in at the frame or under the sill
Surface by surface
Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.
Timber windows & doors
Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.
Window mastic in Alloway
Around Alloway we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you’re dealing with cracked or shrunken mastic around the frame and white mastic on grey or black frames, we can help, on timber windows & doors, window sills and aluminium frames alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

The process
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a handful of frames, longer for a whole house from start to finish. For a place like Alloway, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Every joint is checked before we leave.

Advice
Window mastic in Alloway: local notes
Alloway is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Alloway is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
For landlords with property near Ayr station, renewing tired window mastic between tenants heads off draught and damp complaints. If you look after a building such as Belmont Academy, the mastic around its windows and doors needs looking after like any other building’s. Homes close to Alloway Kirk include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Can I do it myself?
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
When something else is needed
Before booking, it’s worth knowing the limits too:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Rotten timber, which needs a joiner first
- A door that needs adjusting, rehanging or new seals
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Why act early in Alloway
Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.

Questions from Alloway
Does living near the coast affect window mastic in Alloway?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
I let a flat near Ayr station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Does the work come with a guarantee?
Yes, with our one-year guarantee. Keeping drainage clear and checking the joints yearly helps them last.
How long will my window job take?
That depends on the number of frames, how they’re reached and the state of the old mastic. We’ll tell you how long your job needs when we quote.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long before the joint can be used?
That depends on the sealant used, so follow the cure time we give you when we finish.
How we quote for window mastic
Every job gets its own quote. This is what makes a difference:
- The product the joint needs
- The old material and how stubborn it is
- When we can work, for business premises
- Access and height
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.
What to tell us for a quote
When you contact us, these details help:
- If someone has resealed it before
- The address or postcode of the job
- If it’s domestic, commercial or a hotel
- The rough size of the job
Every job is quoted individually. Just send an email to info@mrmastic.co.uk with the details and send photos if you have them.
Looking after it afterwards
To keep the joints looking good and working properly:
- Air rooms to keep condensation down around windows
- Check the mastic once a year
- Keep solvents and bleach off the sealant
- Keep paint off silicone joints
Keep the new mastic undisturbed while it cures, following the cure time we give you. Do not point a pressure washer at the joints.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.
