About bathroom resealing in KA7
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We’re often asked to deal with leaking joints on a shower screen and damp behind the bath or under the tray, on wet rooms, kitchen worktops & upstands and sinks & splashbacks.
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a couple of hours for a single bath or shower.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
What you will pay
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Bathroom resealing across KA7: local notes
Across KA7, from Ayr, Belmont and Forehill outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Our work covers the whole of Scotland, KA7 included. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in KA7, window and wall joints facing the sea take the brunt of the weather, and that’s where sealant generally gives up first. The right product and careful preparation help it last.
Ayr: Homes close to St Andrews Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like Belmont Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Wait for the cure time we give you
- Squeegee the walls and tray after use
- Keep bottles off the sealant line
- Dry worktop joints after washing up
Give the silicone time to cure before it gets wet, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Why deal with it now?
Sorting it now is quick: the work takes a couple of hours for a single bath or shower. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

What we’re called out for in KA7
The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
These are the problems we’re asked about most:
- Black mould in the silicone that won’t clean off
- Cracked, shrunken or lifting silicone
- Two layers of silicone, both failing
- Water getting behind the bath panel
How the job changes by surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
KA7 questions

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

How long before the new sealant can get wet?
After around 24 hours in most cases. You’ll get the exact cure time before we leave.
