Fire rated sealant in Ayr, done properly

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap. If you have seals cut through by electricians, plumbers or data installers and open gaps behind door architraves, we can help.

Commercial jobs in a town like Ayr range from shops and offices to schools, hotels and care homes, all with washroom, kitchen and fire-rated joints to look after.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Fire rated sealant around Ayr

For seaside hotels, guest houses and holiday lets around Ayr, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

Schools such as Belmont Academy are buildings too, and fire-stopping around service openings should be restored whenever new services go in. If you let a flat or house near Ayr station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. Community buildings like St Andrews Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

Ayr is about 31 miles south-west of Glasgow, in South Ayrshire. Ayr gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Ayr is one of 52 towns and villages in South Ayrshire where we work for fire rated sealant. For nearby work, see our Glasgow page (31 miles or so).

Here we cover the KA7, KA8 and KA6 postcode area for fire rated sealant. We cover properties on Ellisland Square, Station Road and Burns Statue Square and the roads around them. Ayr is on the A70 and A77, so it’s easy for us to get to. If you are just outside Ayr, we cover Belmont (1 mile south), Forehill (1 mile south-east), Montgomerieston (1 mile north-west), Seafield (1 mile south-west) and Alloway (2 miles south). Within a short drive, we also cover Troon (7 miles north), Prestwick (3 miles north), Maybole (7 miles south), Drongan (6 miles east), Joppa (4 miles east) and Barassie (8 miles north). Being one of South Ayrshire’s larger places, Ayr has every kind of property, from flats to offices.

Ayr: your questions answered

Do you work for hotels and guest houses in Ayr?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do Scottish building rules affect fire-rated sealant work in Ayr?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Are you insured?

Yes. We’re fully insured for every job we do.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Will we have a record of what was sealed?

Yes. Every gap we seal is listed with the product used, so you have it on file.

What does fire rated sealant cost?

Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

What affects the cost of fire rated sealant

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Any mould that needs treating
  • Working hours on commercial sites
  • How many areas need sealing
  • Which sealant suits the joint

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What to tell us for a quote

To help us quote quickly, let us know:

  • How we’d reach the joints
  • A few pictures by email, if you can
  • If someone has resealed it before
  • Where the job is, and your postcode

Every job is quoted individually, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep the record of products and locations with your fire safety documents
  • Ask every contractor to reseal any fire stopping they disturb
  • Include hidden areas like risers in routine checks
  • Allow for resealing whenever new services are run

Any fire seal that’s cut or drilled needs resealing to its tested detail. If you need new services through a sealed wall, plan the fire stopping as part of the job.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so you can show it was dealt with.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Leave it or put it right?

Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing once someone inspects it. If you live in a flat in Ayr, failed sealant can send water to the neighbours below, which turns a small job into a bigger one.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Why us?

  • More than 20 years in sealant work
  • We leave the area clean and tidy
  • Domestic, commercial and hotel work
  • Sanitary silicone with an anti-fungal additive in wet areas

How it works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes from a few hours to a few days, depending on the number of gaps and the access from start to finish. For a job in Ayr, tell us where the work is, how to get in and where to park. Outdoor jobs need a dry day, so they can move if the weather turns.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Getting ready for the visit

  • Move anything stored near the joints
  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children

Advice

What the job involves on each surface

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement from the manufacturer’s details.

Plasterboard walls

We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.

Landlord and commercial work in Ayr

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
