Common problems we fix in Joppa

Over time, buildings change layout and use. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

Look out for any of the following:

  • Open gaps behind door architraves
  • Cracked or shrunken fire-rated sealant
  • Holes left by a change of layout
  • Unsealed gaps where pipes and cables go through a wall

For landlords with property near Ayr station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What your quote should include

  • Are they insured?
  • Whether VAT is included
  • What guarantee comes with the work
  • Which sealant they’ll use, and why

10 questions to ask before you book

Fire rated sealant in Joppa

Deciding which gaps need fire stopping isn’t our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. If you’re dealing with new service routes left unsealed after building work and joints picked up in a fire-stopping survey, we can put it right, whatever the surface.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

All our work is covered by our 12-month guarantee.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured for the work.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Take pictures of fire stopping before ceilings or boxing go back
  • Allow for resealing whenever new services are run
  • Flag any open gap you spot round a pipe or cable
  • Store the list of sealed gaps with your building paperwork

Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some can’t and we will tell you which one you have.

Open gaps don’t only matter in a fire: noise, draughts and even pests can come through too. Sealing them early helps on every front.

Questions from Joppa

How do Scotland’s building regulations apply to fire-rated sealant in Joppa?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Will you come out to Joppa?

Yes. Joppa is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Can I choose the sealant colour?

Usually, yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.

Do you carry out fire risk assessments?

No. We follow the requirements from your assessor, designer or building control and install to the manufacturer’s details.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Joppa.

How long will you be here?

As a guide, most jobs take from a few hours to a few days, depending on the number of gaps and the access. Larger jobs naturally take longer.

Can you seal over the old sealant?

No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • Doors that are not fire doors in the first place
  • Sign-off of the building, which sits with building control or your assessor
  • A wall that isn’t a fire-resisting element to begin with

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Door frames
  • Service penetrations
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Linear gaps
  • Flats & HMOs

What we do, step by step

You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a handful of gaps, and longer for a whole building in most cases. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in

What affects the cost of fire rated sealant

There’s no set price list. What we look at:

  • The product the joint needs
  • How much there is to do
  • When we can work, for business premises
  • Whether the work is at height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • If someone has resealed it before
  • The problem you’ve noticed
  • Where the property is
  • Any access issues, like height or stairs

If you’re in Joppa and need fire rated sealant, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
