Sand mastic for sash & case windows in Joppa, South Ayrshire
Problem with your window and door surrounds in Joppa? We remove the old material, prepare the joints and seal them properly.
- Mastic that needs renewing before redecorating
- Open joints round the window box
- Wind and rain getting in round a sash window
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Sand mastic in Joppa
A silicone bead around a sash window can look out of place and isn’t always the right material. Sand mastic is the traditional choice and we can swap the silicone for it. If you have wind and rain getting in round a sash window and a silicone bead on a sash window that spoils the look, we can help, whatever the surface.
Outdoor sealant needs a dry surface, so window work around Joppa is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What happens on the day
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours per window, depending on the condition of the joints. Outside jobs in Joppa need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, we look at the surrounds with you and agree what needs doing.
- Old, loose mastic is raked out and the joint cleaned.
- We pack any deep gaps so the mastic sits at the right depth.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- We dress the surface so it sits neatly against the masonry.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Keep pets and children clear of the area while we work
- Mention if the joints have been sealed before

Frames and glazing around Joppa
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. The west of Scotland is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.
If you live in an older home near Coylton Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Your questions about sand mastic in Joppa
Can you help a landlord with a rental near Ayr station?
Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Will you come out to Joppa?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is the work guaranteed?
There’s a 12-month guarantee on every job.
Is sand mastic better than silicone for my windows?
It depends on the window. Period windows in stone or brick usually suit sand mastic and newer frames normally get a flexible sealant.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
Can I paint the new mastic?
Traditional guidance is not to paint over sand mastic. If you are redecorating the window, ask us first and we’ll advise.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Can you replace silicone on a period window with sand mastic?
Generally, yes. With the silicone removed and the joint cleaned we point it with sand mastic.
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Do not paint over the new mastic
- Check the mastic when you check the paintwork
- Do not run silicone over sand mastic
- Ask a joiner to look at soft timber first
Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.
Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.
What we cannot put right
We will always be straight with you, so here’s what new sealant won’t do:
- Sashes that rattle, stick or will not open
- Decayed frames that need repair
- Masonry that needs repairing
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

When to call us in Joppa
Previous repairs in cement or silicone often trap water or crack away. They do not move with the timber, and they usually need raking out.
These are the problems we’re asked about most:
- Draughts and rain around sash boxes
- Patchy fillers round a sash window
- Mastic that needs renewing before redecorating
- A silicone bead on a sash window that spoils the look
For landlords with property near Ayr station, older sash windows in a rental need their mastic kept sound to keep the weather out.
