Sand mastic near Troon

What happens if it’s left?

If you’re redecorating, renew the mastic first. Painting over failed mastic doesn’t seal it and traditional guidance is to leave the new mastic unpainted. If you live in a flat in Troon, failed sealant can send water to the neighbours below, and that’s much harder to put right.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Sand mastic for homes and businesses in Troon

Fresh sand mastic forms a skin quite soon, but it takes longer to harden fully. Traditional guidance is not to paint over it, so ask us before you decorate. If you have open joints round the window box and failed mastic on an exposed elevation, we can help.

In a town like Troon, plenty of homes have harled (roughcast) walls, and sealing a frame against rough harling takes a sealant that grips and moves. A thin bead that hasn’t been worked into the surface soon lets water behind it.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Frames and glazing around Troon

Troon is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For an older house near a landmark such as Church of Our Lady of the Assumption and St Meddan, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you let a flat or house near Troon station, any sash windows need sound mastic to keep draughts and rain out. For site and facilities teams at buildings such as Marr College, the mastic around its windows and doors needs looking after like any other building’s.

What affects the quote in Troon

Call for a quick quote. The main things that affect it are:

  • When we can work, for business premises
  • The old material and how stubborn it is
  • Access and height
  • The number of rooms or windows

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What to tell us for a quote

When you contact us, these details help:

  • The problem you’ve noticed

  • If it’s domestic, commercial or a hotel

When something else is needed

It helps to know what we can’t do too:

Joints and surfaces we work on

  • Stone surrounds
  • Timber door frames
  • Period & listed homes
  • Tenement windows
  • Brick reveals
  • Sash and case windows

How the visit works

You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes anything from a few hours to a full day, depending on how many windows in most cases. For a job in Troon, tell us where the work is, how to get in and where to park. Outdoor jobs need a dry day, so they can move if the weather turns.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The mastic is finished to sit tidily against the stone or brick.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any leaks or damp you’ve noticed
  • On commercial sites, let us know about site rules

Advice

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Ask us before painting near the mastic
  • Make sure water runs off the sill
  • Check with your local planning authority if your home is listed
  • Avoid heavy scraping on the mastic joint

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
