Trusted sand mastic in Irvine

Why it’s worth doing now in Irvine

Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic suits the building and finishes neatly against the masonry. In flats with a shared stair in Irvine, a leak from a failed seal can affect the flat below too, and that’s much harder to put right.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Sand mastic for homes and businesses in Irvine

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s made from sand and a linseed-oil-based binder and built up by hand. On older homes, it suits the building far better than silicone. Typical jobs include tired mastic found when preparing windows for paint and gaps round a timber door in stone or brick, on stone surrounds, sash and case windows and period & listed homes.

Scottish weather is hard on window mastic, and a town like Irvine gets its share of wind and rain. Frames on the side that takes the weather generally fail first.

All our work is covered by a 12-month guarantee, wherever you are in North Ayrshire.

Windows and doors in Irvine

Irvine is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.

For site and facilities teams at buildings such as Greenwood Academy, larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Irvine station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

Irvine questions

Can you help a landlord with a rental near Irvine station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Is sand mastic in a coastal place like Irvine any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

What’s sand mastic made of?

It’s the traditional filler for the joint round timber windows and doors. It combines sand with a linseed-oil-based binder.

Will the old sealant be removed?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What guarantee comes with the work?

All our work has a 12-month guarantee.

Is it possible to take out silicone and use sand mastic instead?

Generally, yes. Once the silicone is out and the joint prepared, sand mastic is applied by hand.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Ask a joiner to look at soft timber first
  • Leave the new mastic unpainted
  • Make sure water runs off the sill
  • Plan mastic work ahead of painting

Avoid painting over the new mastic, which is the traditional advice. If you’re redecorating, ask us first.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.

Do you need sand mastic in Irvine?

Paint, silicone or cement used over old mastic causes problems. They don’t suit the joint, and they generally need raking out.

Any of these means the joints need attention:

  • Tired mastic found when preparing windows for paint
  • Wind and rain getting in round a sash window
  • Open joints round the window box
  • Cracked mastic round a front door frame

Montgreenan, about 3.2 miles north, is one of the historic houses in the wider area around Irvine.

What to look for in a quote

  • Are they insured?
  • How much experience the applicator has
  • What happens if they find a problem under the old sealant
  • Is VAT in the price?

Our hiring checklist

What we cannot put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Sashes that need overhauling
  • Crumbling stone or brickwork round the window
  • Cracked or broken glass

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Tenement windows
  • Brick reveals
  • Timber door frames
  • Sash and case windows
  • Stone surrounds
  • Period & listed homes

How it works

The work is kept neat and contained to the area we’re working on. Expect the work to take a few hours per window, depending on the condition of the joints, and we explain the cure time before we leave. In a Scottish town like Irvine, parking is normally straightforward, though older centres can be tighter. For flats, mention the shared stair or door entry system.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Clear the area around the work
  • Plan for the work area to be out of bounds to pets and children
