Irvine New Build Mastic
Plot mastic for developers and snagging failed sealant in new homes for Irvine, backed by a 12-month guarantee. Ask us for a quote.
- Smeared, uneven beads picked up at snagging
- New-build shower sealant that has already split
- Cracked caulk along new skirting
What affects the quote in Irvine
We don’t publish a price list, because jobs vary so much. The quote depends on:
- The type of sealant required
- How many rooms, windows or areas are involved
- The old material and how stubborn it is
- Working hours on commercial sites
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
Asking for a quote
Before you ask for a quote, have a think about:
- A few pictures by email, if you can
- Roughly how big the job is
- If someone has resealed it before
- What’s wrong with the joints now
If you’re in Irvine and need new build mastic, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before work begins.
New build mastic in Irvine, done properly
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation, because that is what rushed new-build sealant normally lacks. We are often asked to deal with gaps between new skirting and floors and untidy sealant flagged on a snagging list, on kitchens, plot handovers and bathrooms & en suites.
A lot of new homes in Scotland are timber-framed, and they settle in their first years, so skirting and floor joints can open up in the first year or two.
You’re covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

The process
Before we leave, we go over the finished joints with you. The work normally takes a few hours in a single home, depending on how much there is to do. For a job in Irvine, tell us where the work is, how to get in and where to park. Outdoor jobs need a dry day, so they can move if the weather turns.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely, with no layer left behind.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.
Before we arrive
- Clear the area around the work
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height

What happens if it’s left?
A tube of sealant from the DIY shop will not fix the cause: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. In flats with a shared stair in Irvine, a leak from a failed seal can affect the flat below too, and that’s much harder to put right.
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What you get with us
- Colour picked to suit the job
- Fully insured
- Tidy, careful work

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Do you need new build mastic in Irvine?
Fresh sealant can be knocked or cut by trades finishing off. If it’s disturbed before curing, the joint can be left weak, and the problem shows up after you move in.
Keep an eye out for these signs:
- Messy sealant that spoils new finishes
- Sealant applied over dusty or wet surfaces
- Internal frame sealant that has split
- Cracks appearing as a new home settles
For new homes near Irvine station, it’s worth checking the sealant early, while snags are still fresh.
What to look for in a quote
- What preparation is included
- When the joint can take water or movement
- What product goes in the joint
- What happens if the job turns out different
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Deciding who is responsible under a builder’s warranty
- Structural cracks in walls or ceilings
- A tray or bath that is not properly supported, until it’s fixed
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Questions from Irvine
Is Irvine in your area for new build mastic?
Yes. We work across all of Scotland, and Irvine is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Do you work for landlords with property near Irvine station?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Can you reseal over the builder’s sealant?
No. Fresh silicone doesn’t stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.
Do you guarantee your work?
Yes. All our work carries a 12-month guarantee.
Do you work for developers?
Yes. We work through plots to your schedule, room by room. Tell us the plots and the joints involved for a clear quote.
Can you match the sealant colour to my new kitchen or bathroom?
We use white, clear or a colour to suit the finishes. Tell us what you’d like when you get a quote.
How the job changes by surface
Bathrooms and en suites
Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.
Windows and doors
Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant.
