Book floor joint sealing in Irvine

How the visit works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a morning or an afternoon for most homes. In a Scottish town like Irvine, parking is usually straightforward, though older centres can be tighter. For flats, mention the shared stair or door entry system.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Tell us if parking is tricky
  • Keep children and pets away from the work area

About our floor joint sealing in Irvine

Every floor moves a little, so its edges need a joint that can flex. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. We work on thresholds, skirting boards and concrete floor joints, and people most often call us about chipped and open joints in warehouse floors and caulk that has cracked where the floor moves.

Many newer Scottish homes have timber frames, which settle as they dry out, so skirting and floor joints can open up in the first year or two, in Irvine as anywhere.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

When it is not the sealant

We won’t take on work that won’t last, so these are the limits:

  • Loose, hollow or cracked tiles, which need a tiler
  • Floors that are uneven or need levelling
  • Large cracks that need a surveyor

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Quotes for floor joint sealing in Irvine

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether the work is at height
  • The number of rooms or windows
  • The number and length of the joints
  • Whether there’s mould to deal with

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Where the property is
  • The type of property
  • Roughly how big the job is
  • Any access issues, like height or stairs

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Surface by surface

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.

Skirting boards

Skirting gaps are one of the most common floor joints we seal. The old caulk is removed first so the new sealant bonds.

Irvine questions

I let a flat near Irvine station. Can you help?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Can you do floor joint sealing in Irvine?

Yes. Our work covers the whole of Scotland, and Irvine is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Can you use decorators’ caulk instead?

Caulk is fine for dry joints that don’t move, but it splits where the joint moves or gets wet. We use a flexible sealant for most skirting and floor joints.

Can grout be replaced with sealant on a tiled floor?

Generally, yes. A crack along a grout line often means the floor needs room to move. We rake out that line and seal it with flexible sealant.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Why has a gap opened under my skirting?

Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Caulk tends to crack; a flexible sealant does not.

What floor joint sealing looks like in Irvine

Across North Ayrshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

For landlords with property near Irvine station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Common problems we fix in Irvine

Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. You’ll see a crack running along the grout, where a flexible joint should have been.

It’s worth asking for a quote if you see:

  • Rigid edge joints in tiled floors
  • Open gaps along the bottom of skirting boards
  • Skirting caulk that keeps splitting
  • Dirt and water collecting in open floor joints

Schools such as Greenwood Academy are buildings too, and entrance and corridor floor joints take a lot of traffic.

Before you book anyone

  • When the joint can take water or movement
  • What preparation is included
  • Is the old sealant removed completely?

Aftercare tips

So the new joints stay in good condition:

  • Keep dirt out of the joints
  • Don’t fill floor joints with caulk where they move or get wet
  • Check the sealant is paintable before decorating
  • Keep heavy wheels off new concrete joints until cured

Do not paint over silicone. If you plan to paint, we’ll use a paintable product.

Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen over time.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
