About our sand mastic in Maybole
Silicone on a period window often looks wrong and isn’t always the right material. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. We work on brick reveals, timber door frames and tenement windows, and the jobs we see most are mastic that needs renewing before redecorating and old sand mastic that has cracked, crumbled or fallen out.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
A one-year guarantee comes as standard, so you are covered after we’ve gone.

Why it’s worth doing now in Maybole
Replacing sash windows is a big decision for a period home and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. In a place like Maybole, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

How the job changes by surface
Period and listed homes
Period homes look their best with traditional materials.
Timber door frames
Sand mastic is used round timber door frames too. The method is the same as for windows.
What we can’t put right
We won’t take on work that will not last, so these are the limits:
- Crumbling stone or brickwork round the window
- Planning or listed building consent (your local planning authority decides)
- Broken panes
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

How we quote for sand mastic
Call for a quick quote. What matters most is:
- How many areas need sealing
- The number and length of the joints
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- The problem you’ve noticed
- Roughly how big the job is
- Photos by email, if that’s easy
- Access, such as stairs, a lift or height
Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job, and we will come back to you with a quote.
Common questions in Maybole
Is Maybole within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Maybole station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Can old silicone round a sash window be swapped for sand mastic?
Generally, yes. Once the silicone is out and the joint prepared, sand mastic is applied by hand.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Ask a joiner to look at soft timber first
- Look over the window mastic once a year
- Ask us before painting near the mastic
- Find out about consent before window work on a listed home
Avoid painting over the new mastic, as traditional guidance advises. If you’re redecorating, ask us first.
Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.
How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours per window, depending on the condition of the joints. Outside jobs in Maybole need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
Getting ready for the visit
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in

Water gets into small cracks in the mastic and pushes it out. Windows facing the weather tend to go first.
Look out for any of the following:
- Crumbling sand mastic round a window
- Patchy fillers round a sash window
- Window mastic to renew ahead of painting
- Silicone on a period window that looks wrong

Sand mastic in Maybole: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Maybole is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.
Managing a site like Carrick Academy? Then the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Maybole station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.
