How we handle sand mastic in Dunure
On many period windows, sand mastic looks right and suits the building. Newer frames generally get a flexible sealant instead, and we will talk through which suits your home. If you’re dealing with draughty sash windows at the surround and a silicone bead on a sash window that spoils the look, we can put it right, whatever the surface.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
A 12-month guarantee comes as standard.

When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Rotten sashes, sills or window boxes (a joiner’s job)
- Sashes that need overhauling
- Masonry that needs repairing
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Dunure questions
Can you help a landlord with a rental near Maybole station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is sand mastic in a coastal place like Dunure any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.
Do you cover Dunure?
Yes. We’re based in Crawley and work across South East England, London and Scotland, and that includes Dunure.
How do I get a quote for sand mastic in Dunure?
Size, access and the old material all affect the cost. Call for a quick quote.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
What do you put in the joint?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little.
Are you fully insured?
Yes. We’re fully insured for domestic and commercial work.
Work for landlords, hotels and businesses
For anyone letting property in or around Dunure, several properties can go on one quote. Just tell us the addresses and what each one needs.
Housing providers, facilities teams and property managers book us too in Dunure and across South Ayrshire. We can quote a run of properties together.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Why act early in Dunure
Draughts round a sash window are not always the sashes. Gaps between the frame and the wall can be just as bad and new mastic seals them. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Looking after it afterwards
A little care helps the new joints last. Our advice:
- Do not run silicone over sand mastic
- Get any rot dealt with first
- Ask the planning authority about consent for listed or conservation-area homes
- Look over the window mastic once a year
Leave the new mastic alone while it firms up. It skins over quickly, but takes longer to harden fully.
Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger.
Common problems we fix in Dunure
Timber frames move with the seasons. The movement cracks the mastic over time.
Signs it’s time to call us include:
- Cement or filler used on old window joints that has cracked
- Gaps between timber frames and stone or brick
- Mastic round period door frames that has failed
- Crumbling sand mastic round a window

Dunure homes and the weather
Dunure is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Homes close to Kirkbride Old Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How the visit works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It generally takes anything from a few hours to a full day, depending on how many windows. Outside jobs in Dunure need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking each surround and agreeing the joints to renew.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
Getting ready for the visit
- Mention any parking rules near the property
- Tell us about any water getting in
- For indoor joints, keep the area dry beforehand if you can
