About our external mastic in Dunure

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product. Typical jobs include sealant that has lost its bond to the brick or render and old sealant gone brittle and cracked, on copings & trims, brickwork movement joints and render & cladding joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

Whatever the size of the job, you get the same 12-month guarantee in Dunure and across South Ayrshire.

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • How much there is to do
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • Any working-time requirements on site

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

Asking for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • The type of property

If you’re in Dunure and need external mastic, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before any work starts.

What happens on the day

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job generally takes anything from a few hours to several days, depending on the building, and we explain the cure time before we leave. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work
  • Mention any tricky access

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Avoid pressure-washing directly into sealant joints
  • Deal with leaking gutters that soak the joints below
  • Point out the joints to other trades
  • Look over the joints every year, ideally after winter

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Act while the splits are small. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.

Outside joints around Dunure

Dunure is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Rented homes near Maybole station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Dunure questions

Can you help a landlord with a rental near Maybole station?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Does the coastal weather in Dunure affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

What should I tell you?

Tell us what needs doing and where. We will ask anything else we need to know.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

How do I get a quote for external mastic in Dunure?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Different surfaces, different methods

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

Why deal with it now?

An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost, so the damage spreads beyond the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

Signs you need external mastic in Dunure

Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.

People normally contact us when they notice something like this:

  • Movement joints filled with mortar instead of sealant
  • Joints with sealant missing in places
  • Weathered mastic that no longer stretches
  • Leaking joints around cladding and façade panels

If you live in an older home near Kirkbride Old Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

What we can’t put right

Before booking, it’s worth knowing the limits:

  • Damp that is not coming from the joint
  • Movement that’s more than a sealant joint can take
  • Cutting new joints into brickwork, which is building work rather than sealant work

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
