External mastic in Minishant

External mastic in Minishant, done properly

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two. Common call-outs are for panel joints letting water in and brick movement joints where the sealant has split, across concrete & block, façade panels and copings & trims.

Outside joints can only be sealed when they’re dry, so work in Minishant depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

What external mastic looks like in Minishant

The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For landlords with property near Maybole station, outside joints that have cracked can let damp into a rental, so check them between lets.

Signs you need external mastic in Minishant

Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.

Look out for these signs:

  • Damp patches traced to an open external joint
  • Gaps where render, brick and frames meet
  • Plants rooting in failed movement joints
  • Joints where the bead has come unstuck

In and around Minishant, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What affects the quote in Minishant

Your quote is based on your job. We look at:

  • The old material and how stubborn it is
  • Whether the work is at height
  • The number of rooms or windows
  • The product the joint needs

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • Photos by email, if that’s easy
  • What’s wrong with the joints now
  • Roughly how big the job is
  • The type of property

Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

FAQs for Minishant

Is Minishant within the area you cover?

Yes, Minishant is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Maybole station. Can you help?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Do you have insurance?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Do you guarantee your work?

Yes. There’s a 12-month guarantee on every job.

Do you seal joints where cladding meets other materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.

Surface by surface

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so neither cracks the other.

Render joints

Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out.

How it works

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours to a few days, depending on the length of joint and the access. For a place like Minishant, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in
  • Let us know about stairs, lifts or work at height

How to get a quote

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Keep high-pressure jets off the joints
  • Fix overflowing gutters above sealed joints
  • Look over the joints every year, ideally after winter
  • Have failed joints looked at early

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Movement that is more than a sealant joint can take
  • Cracks in the bricks or render themselves, away from the joints

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
