How the job changes by surface

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and tell you if it needs re-bedding first.

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Bathroom resealing for homes and businesses in Minishant

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We’re often asked to deal with smears of silicone across the tiles and black mould in the silicone that won’t clean off, across sinks & splashbacks, kitchen worktops & upstands and shower trays & enclosures.

For a place like Minishant, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

The process

We keep the work tidy and contained to the area we are working on. The job usually takes half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

How to prepare

  • Tell us about any water getting in
  • Tell us about any previous sealing or DIY attempts
  • Clear the area around the work

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Water getting in through the grout rather than the sealant
  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Wet rooms
  • Baths
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Questions from Minishant

Yes, Minishant is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can you help a landlord with a rental near Maybole station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Yes, we can. Several rooms, windows or areas can go on one quote.

What do you need from me for a quote?

A short description and the location, plus photos if you have them. If we need more, we’ll ask.

Are you fully insured?

Yes. We are fully insured.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What bathroom resealing looks like in Minishant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Maybole station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

When to call us in Minishant

Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.

It’s worth asking for a quote if you see:

  • Gaps where the bath or tray has moved
  • Sealant that has split, shrunk or peeled away
  • Mouldy sealant that has gone black
  • A reseal done over the top of the old bead

Around Minishant, as everywhere, bathroom resealing is only as good as the preparation behind it.

What your quote should include

  • What insurance they hold
  • What happens if the job turns out different
  • What guarantee comes with the work
  • How long to leave it before use

Our hiring checklist

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Landlord and commercial work in Minishant

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
