Bathroom resealing in Dalrymple
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on basins & vanity units, kitchen worktops & upstands and sinks & splashbacks, and common reasons people get in touch are water escaping at the shower enclosure and damp behind the bath or under the tray.
A bathroom in a place like Dalrymple gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Each job carries a 12-month guarantee, large or small.

What we cannot put right
It helps to know what we can’t do too:
- A cracked shower tray or bath (that needs repair or replacement)
- Tiles that have come away from the wall
- Failed grout lines across the wall
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Wet rooms
- Kitchen worktops & upstands
- Sinks & splashbacks
- Baths
- Basins & vanity units
- Shower trays & enclosures
What the job involves on each surface
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Dalrymple homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Landlords, agents and businesses in Dalrymple
Landlords and agents in Dalrymple can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Do you need bathroom resealing in Dalrymple?
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
Common reasons people contact us include:
- Leaks into the floor or ceiling below
- New sealant laid over old sealant that is now lifting
- Splits where the tray meets the wall
- A messy, uneven bead from a previous reseal
If you live in an older home near Parish Church and Churchyard, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How the visit works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a couple of hours for a single bath or shower. For a place like Dalrymple, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints
- Mention any parking rules near the property

What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. Around Dalrymple, water from a failed joint in an older stone home can soak into timber and plaster.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.
