Bathroom resealing in Maybole, done properly
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for black mould in the silicone that won’t clean off and a bead that has pulled away from the tiles, on basins & vanity units, kitchen worktops & upstands and wet rooms.
A bathroom in a place like Maybole gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
All of our work is guaranteed for twelve months, in Maybole and everywhere else we cover.

What we can’t put right
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Cracks in the tray itself rather than the joint
- Failed grout lines across the wall
- Damage behind the tiles that needs a tiler
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

What we do, step by step
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. Around Maybole, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Before we arrive
- Clear items away from the joints we’re working on
- Let us know about stairs, lifts or work at height
- Keep children and pets away from the work area

Maybole: your questions answered
Can you help a landlord with a rental near Maybole station?
Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Will you come out to Maybole?
Yes. Maybole is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you do kitchens as well as bathrooms?
Yes. Next to the sink we use a food-safe product where it’s needed.
What colours of sealant can you use?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Can mouldy silicone be sorted out?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.
Different surfaces, different methods
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Shower trays & enclosures
There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
What bathroom resealing looks like in Maybole
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For landlords with property near Maybole station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Carrick Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Maybole Baptist Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How to look after the new joints
To keep the joints looking good and working properly:
- Let new sealant cure fully before it gets wet
- Check the joints every few months for splits or lifting
- Dry the bead with a towel now and then
- Never pick at the silicone with a blade
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Why deal with it now?
Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
