About bathroom resealing in South Ayrshire

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Common call-outs are for black mould in the silicone that won’t clean off and a bead that has pulled away from the tiles, on sinks & splashbacks, kitchen worktops & upstands and basins & vanity units.

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Landmarks near Ayr

Around Ayr, our work takes us to homes and buildings near Railway Tavern, Wellington School and St Andrews Church and the streets around them. There’s a railway station in Ayr itself: Ayr station. Other landmarks nearby include Tam Oshanter Museum (0.5 miles north-west) and Seafield Children's Hospital (0.9 miles south-west). For a walk, there’s Carcluie Loch.

Where we work in South Ayrshire

In South Ayrshire, bathroom resealing takes in flats, houses, rentals and businesses, from Ayr, Troon and Prestwick to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across South Ayrshire. Along the coast in South Ayrshire, window and wall joints facing the sea take the brunt of the weather, and that is where sealant generally gives up first. The right product and careful preparation help it last.

Ayr: Letting a property close to Ayr station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around St Andrews Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

When it is not the sealant

Before booking, it’s worth knowing the limits too:

  • A tray or bath that’s cracked through
  • Movement from a bath with loose feet or no proper support
  • A leaking waste, trap or valve

Surface by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Why act early?

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Do not let bottles sit on the bead
  • Never pick at the silicone with a blade
  • Wait for the cure time we give you
  • Keep the fan on for a while after bathing

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

South Ayrshire: your questions answered

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

What do you need from me for a quote?

Let us know what needs doing and where, with photos by email if possible. We will ask anything else we need to know.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

How do I get a quote for bathroom resealing in South Ayrshire?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can you just seal over the old silicone?

No, never. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
