Bathroom resealing in Mossblown
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We’re often asked to deal with new sealant laid over old sealant that is now lifting and cracked, shrunken or lifting silicone, across sinks & splashbacks, kitchen worktops & upstands and wet rooms.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
All our work comes with our 12-month guarantee.

Why it’s worth doing now in Mossblown
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Signs you need bathroom resealing in Mossblown
No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.
If you can see any of these, it’s time to have the joints looked at:
- Mouldy sealant that has gone black
- Smears of silicone across the tiles
- Gaps where the bath or tray has moved
- Leaking joints on a shower screen
Letting a property close to Prestwick Town station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What to look for in a quote
- Which colour the sealant will be
- Whether all the old sealant comes out first
- Which sealant they’ll use, and why
- How the joint is cleaned and prepared
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
The process
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom from start to finish. Outside jobs in Mossblown need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Keep pets and children clear of the area while we work
- Mention if the joints have been sealed before

Mossblown: your questions answered
Do you work for landlords with property near Prestwick Town station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you cover smaller places like Mossblown?
Yes, Mossblown is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Are you fully insured?
Yes. We are fully insured for domestic and commercial work.
How do I get a quote for bathroom resealing in Mossblown?
It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk and tell us what needs doing and where.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Mossblown homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Managing a site like Drumley House School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What affects the cost of bathroom resealing
We don’t publish a price list. The quote depends on:
- How much there is to do
- Whether there’s mould to deal with
- The type of sealant required
- Whether the work is at height
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
- What’s wrong with the joints now
- How many joints, rooms or windows are involved
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Dry worktop joints after washing up
- Keep bottles off the sealant line
- Avoid abrasive pads on the sealant
- Use gentle cleaners on the silicone
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
