Bathroom resealing for homes and businesses in Sundrum
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Sundrum. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. If you have gaps where the bath or tray has moved and two layers of silicone, both failing, we can help.
A bathroom in a place like Sundrum gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Sundrum questions
I let a flat near Ayr station. Can you help?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Can you do bathroom resealing in Sundrum?
Yes, Sundrum is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
Can new silicone go straight over the old?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
What does bathroom resealing cost?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Are you insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Surface by surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What affects the quote in Sundrum
We quote each job individually. This is what makes a difference:
- The number of rooms or windows
- The product the joint needs
- The amount of work
- Any working-time requirements on site
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.
Asking for a quote
What to tell us when you ask for a quote:
- Where the property is
- Whether it has been sealed before
- The type of property
- The problem you’ve noticed
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Why it’s worth doing now in Sundrum
Dealing with sealant early is a short job: the work takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Bathroom resealing in Sundrum: local notes
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you live in an older home near Coylton Parish Church, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Ayr station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Sundrum is about 4 miles east of Ayr, in South Ayrshire. Sundrum gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Sundrum is one of 52 places in South Ayrshire we cover for bathroom resealing. For nearby work, see our Glasgow page.

Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Check the joints every few months for splits or lifting
- Squeegee the walls and tray after use
- Use gentle cleaners on the silicone
- Don’t let bottles sit on the bead
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What we do, step by step
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes around two hours for one bath or shower, longer for a whole bathroom in most cases. Outdoor work around Sundrum depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
