How we handle bathroom resealing in Annbank

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include sealant that has split, shrunk or peeled away and a joint torn by a bath that flexes, on sinks & splashbacks, baths and kitchen worktops & upstands.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

When it is not the sealant

A few problems are outside what sealant work can do:

  • A leaking waste, trap or valve
  • Failed grout lines across the wall
  • A bath or tray that moves because it is not properly supported

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Where we work in Annbank

  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Basins & vanity units

When to call us in Annbank

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

Signs it’s time to call us include:

  • Leaking joints on a shower screen
  • Water getting behind the bath panel
  • A bead that has pulled away from the tiles
  • Gaps where the bath or tray has moved

For site and facilities teams at buildings such as Drumley House School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Choosing a sealant specialist

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Different surfaces, different methods

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

How it works

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes half a day or less for one room, longer when the kitchen is included. Somewhere like Annbank may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions
  • Keep children and pets away from the work area

Advice

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Open a window or run the fan so the room dries
  • Wait for the cure time we give you
  • Dry the bead with a towel now and then
  • Don’t leave water standing on kitchen joints

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Bathroom resealing in Annbank: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Yes. Our work covers the whole of Scotland, and Annbank is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

What information do you need?

A short description and the location. We’ll ask anything else we need to know.

Does the resealing come with a guarantee?

Yes. All our work comes with a 12-month guarantee, and we’re fully insured.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
